Rent in the Valencian Community:
Valencia's suburbs cost more than Benidorm
90 municipalities analysed. The most expensive isn't a tourist hotspot: Riba-roja de Túria (€730) beats Valencia city (€709) and Benidorm (€612). The coast is affordable; the metropolitan ring is not.

L'Horta dominates the ranking: all 20 most expensive municipalities in the Valencian Community belong to Valencia province, forming the capital's metropolitan ring. Not a single Alicante or Castellón municipality makes the top 20. Benidorm (€612) ranks 82nd out of 90 — cheaper than Ontinyent, Sagunt, or any town in l'Horta.

Analysis
The Valencian Community has the most homogeneous rental market of all communities analysed: a gap of just €153 between the most expensive (€730) and cheapest (€577) municipality. In Andalusia, the same gap was €376. Here, prices cluster in a relatively narrow band.
The divide is geographical but not tourism-driven. The municipalities of l'Horta Nord and l'Horta Sud — Valencia's residential belt — concentrate all the high prices. The logic is the same as Madrid: those who can't afford the centre move to nearby towns, demand pushes prices above the capital's. Riba-roja de Túria (€730) is the extreme example.
The tourist destinations of the Costa Blanca tell a different story. Benidorm (€612), Torrevieja (€607) and Dénia (€634) don't even reach the community average (€652). The Costa Blanca has a large secondary-residence stock that moderates prices downward. Alicante city, at €643, sits at position 46 of 90 — exactly in the middle of the ranking.
Methodology
Data from INE's Housing Rent Price Index (IPVA), base 2015=100. Estimated price in €/month by applying the index to the 2015 provincial reference. Annual change: 2022→2023. 90 municipalities from Valencia and Alicante provinces with available data. Castellón has no municipal data in the IPVA dataset for this period. 2023 data is the most recent published by INE. The IPVA index is published with approximately 18 months' lag from the reference year.
