Spain's Municipalities with the Biggest Rent Increases in 2023

The INE's IPVA tracks signed rental contracts, not listings. That makes it Spain's most reliable rent price index. Here are the municipalities with the largest increases in 2023 (index change 2022→2023).

Key findings

The Valencian Community dominates the national ranking: 7 of the top 10 municipalities are in the province of Valencia.

In Catalonia, the Girona coast and the inner Barcelona metropolitan area lead the increases.

The national average rent increase in 2023 was 1.9%. The top 10 municipalities more than double that rate.

Methodology note

Data comes from the Rental Housing Price Index (IPVA) published by Spain's National Statistics Institute (INE) in 2024 with 2023 data. The index measures price changes in signed rental contracts, base year 2015=100. The variation is the percentage change of the index between 2022 and 2023. Estimated rent in €/month is calculated by applying the index to 2015 provincial reference prices. 2023 data is the most recent published by INE. The IPVA index is published with approximately 18 months' lag from the reference year.
